What You Need To Know

“Owner-Occupiers (QLD) - By 1 Jan 2027”

No third-party “official” inspection is required just to live in the home; however, regular testing/maintenance is strongly recommended.

- Duty of care: you’re expected to maintain and test your alarms so they work when needed.

- Regulation: By 1 January 2027, your home must have photoelectric, interconnected smoke alarms (AS 3786-2014) in every bedroom, hallways connecting bedrooms & on each storey.

- Maintenance: Test monthly (press TEST), clean monthly (vacuum/soft brush vents) & replace at 10 years (or any unit that fails a test).

What You Need To Know

Properties offered for sale or for lease/renewal must already meet the interconnected photoelectric smoke-alarm standard (AS 3786-2014) now; in every bedroom, hallways that connect bedrooms & on each storey; either hardwired or powered by a non-removable 10-year battery.

- Landlords/agents: must test & clean within 30 days before a tenancy starts/renews & ensure the dwelling meets the current standard. In practice, many agencies require a certificate from a licensed compliance provider as proof.

- Tenants: must test & clean at least once every 12 months & report faults promptly. (We can assist you with this routine test/clean & provide photo evidence).

What To Remember

Testing/cleaning (owner-occupiers & tenants):

- No licence or certificate is needed for routine smoke-alarm maintenance.
- Tenants: must test/clean at least once every 12 months & report faults promptly.

Selling/leasing a property:

- Property must already meet the current interconnected photoelectric standard.

- At settlement, the seller must lodge Titles Queensland “Form 24 - Property Information (Transfer)”, which includes a smoke-alarm compliance declaration.

Electrical work vs “Compliance Certificates” (don’t mix them up)

- Hardwired (240V) installs/replacements: Must be done by a licensed electrician, who issues an electrical work/test certificate for the electrical job.
- A smoke-alarm compliance certificate is typically an industry document issued by a licensed compliance provider to prove the home meets current standards for sales/leases. (Owner-occupiers don’t need one just to live there, but on-going testing & maintenance is important.)

    However, the law does require that all existing private homes be fitted with interconnected photoelectric smoke alarms (AS 3786-2014) in the required locations by 1 January 2027. You’re expected to maintain and test your alarms yourself (or arrange help) so they work when needed.

  • For tenancies/rentals, the bar is stricter.

    • Properties offered for sale, new lease or lease renewal have had to meet the interconnected photoelectric standard since 1 Jan 2022.

    • Landlords/agents must test & clean within 30 days before a tenancy starts/renews; tenants must test/clean at least once every 12 months.

  • Add-on or standalone. Most clients bolt this onto a Home Check-In, but we can also attend as a standalone visit. The goal is peace of mind: we run basic function tests (button + approved test aerosol), note placement/expiry, and give you a timestamped photo log so you know your alarms are working without needing a compliance certificate for owner-occupied use. If you’re selling or leasing (where certification is usually required), we’ll flag that and refer/coordinate a licensed provider.

  • - Visual/function tests (physically test the button until the alarm sounds + approved test ‘smoke aerosol’ that simulates smoke to ensure the alarm reacts to smoke as intended during a real-life scenario.
    - Vent clean (gently vacuum/brush the vents to remove dust).

    • Physical button test (monthly): Press and hold the TEST button until the alarm sounds; confirm any interconnected alarms also activate.

    • Simulate smoke (every 6–12 months, or per the manufacturer): Use a purpose-made smoke-alarm test aerosol. Spray per the can’s instructions, give short bursts into the alarm’s vents, and confirm activation (and interconnection). Afterward, ventilate and silence/reset the alarms.

    Safety notes:
    We don’t use candles/incense/real smoke or hairspray. We only use approved test aerosol. If an alarm fails either test, it must be replaced.

    • Owner-occupiers: You don’t need a certificate just to live in the home.

    • Sales & Rentals (now): The dwelling must already meet the interconnected photoelectric standard. In practice, agents/property managers often require a certificate/report from a licensed compliance provider as proof for their files.

    • Hardwired installs: If a 240V alarm is installed or replaced, a licensed electrician must issue an electrical work/test certificate for the electrical job (this is separate from a compliance certificate).

    InspectCare doesn’t issue compliance certificates. We do visual/function checks with photos and can refer/coordinate a licensed provider or electrician when certification or upgrades are required.

  • A single periodic chirp (about every minute) usually means low battery—replace the battery if your model allows. If chirping continues after a new battery or you hear different/continuous beeps, it can indicate end-of-life or a fault. Check the manufacture date on the alarm body; replace units at 10 years or any unit that fails a test. Also vacuum the vents (dust/insects can trigger nuisance beeps). If a hardwired alarm continues to fault, engage a licensed electrician. Queensland Fire Department
